DEVELOPMENT of SEGi Enclave Perak, a RM500mil integrated university college township near Kledang Hill, Ipoh, is set to take off soon.
Energiser Properties Sdn Bhd marketing and sales manager Rangit Singh said land clearing works under Phase 1 of the 24ha project had been completed.
“Construction will move into full swing once the Ipoh City Council approves our building plans. We expect this to happen in either August or September,” he said.
Phase 1, to be completed in 2014, would feature a state-of-the-art SEGi University College campus, 500 units of student apartments, and 99 units of three-storey and five-storey shoplots with provisions for a fast food drive-thru outlet.
With a price tag ranging from RM1.35mil to RM5.35mil for each shoplot, Rangit said Phase 1 was worth an estimated RM300mil.
“Buyers are guaranteed rental returns of 3+3 years at 6% per annum.
“There is huge potential for businesses to grow as the SEGi campus is expected to have an initial student population of 8,000.
“Owing to its location, which is just next to the Ipoh-Lumut Road, we believe people from surrounding areas like Jelapang and Manjoi as well as those from nearby towns like Batu Gajah, Pusing and Papan will also be drawn to eateries and retail outlets at SEGi Enclave,” he added.
According to Rangit, Phase 2 of the project was expected to commence in 2015.
“Phase 2 will consist of 16 units of semi-detached houses, 30 bungalows and 570 units of high-end condominiums with a clubhouse.
“While the convention is to create a retention pond, we will make ours look like a lake complete with landscaping for recreational purposes,” he said.
